Infrastructure works to start following Phase 1 planning approval at This Land’s site at Newmarket Road, Burwell

A reserved matters application for phase 1 infrastructure and landscaping works at This Land’s site at Newmarket Road, Burwell has been approved. It will enable work to commence on the site which has been granted outline planning consent for 350 new homes.

The development is important for the area and This Land is fully committed to delivering a scheme that is sustainable, enhances the biodiversity of the site and meets the needs of the community.

The approval means that works can start on the creation of sports facilities which will act as a gateway to the development, along with primary and secondary spine roads. The infrastructure works will also see this section of the much-anticipated cycle link between Burwell and Exning being delivered.

The overall site masterplan includes a number of different character areas, such as the primary route through the site, which will include avenue tree planting, areas of play and open space, verges, a footpath and a pedestrian route.

The completed scheme will provide a range of house types including affordable housing. There will be facilities including a sports hub and children’s play areas. Careful attention has been paid to ensure the entire public realm provides accessibility for all. This includes barrier-free access for residents or visitors that may use wheelchairs, those with limited or impaired mobility (or limited or impaired sight) pushchair users, children and elderly people.

An archaeological excavation of the site started in May in anticipation of wider works commencing in the coming months.
