First dedicated R&D space comes to market at Peterborough research and innovation centre

August 3, 2022

Savills has brought to the market new research & development (R&D) space at the Peterborough Research & Innovation Centre on Bishops Road.

The Research & Innovation Centre is set to provide a hub for science and technology businesses in Peterborough, providing Grade A R&D space ranging in size from 775 to 10,410 sq ft. There are a total of nine suites available across the ground and first floor of the building, which can be merged subject to requirements. The second floor has been pre-let to Photocentric, whilst the remaining space is available to let at a starting quoting rent of £15 per sq ft.

Due for completion by the end of 2022, the building will be located adjacent to the new Anglia Ruskin University campus set to open in September.

William Rose, Director in the business space team at Savills Peterborough, comments: “The Research & Innovation Centre is the first dedicated R&D space to be built in Peterborough. Set to provide flexible floorplates to accommodate businesses at various stages of expansion, there is also the option to incorporate bespoke Cat B fit-outs. Peterborough is well placed to capitalise on the growth of the science and technology sector, especially given its comparably lower rents to nearby hotspots such as Cambridge. With this in mind, we anticipate a number of enquiries regarding potential pre-lets.”
